Topic: Gutter Clean Outs?

I am giving a quote on a condo complex. I measured all the gutters. One building has about 1500 linear feet of gutter and the other building has about 2000 linear feet both of which are 2 stories up. I don't know how to price this amount of gutter. When I price residential I price it at $1.25 a linear foot for a 2 story building and have no problem getting that. I've never quoted this big of a job any help would be great.

Walkable roof? over filled? maintenance cleaning? how much do you need per hour?

Gutters where cleaned 3 years ago.
They did not look over filled and I couldn't see anything hanging out from them from the ground. Most have no trees or anything around them and I didn't physically look in them.
They want a maintenance after my initial cleaning. Not sure what to offer annually, biannually. Most likely annually.
First building is 1900 linear feet of gutter. About 800 is walkable, 1100 is at 2 stories.
Second building is all 2 stories with 1500 linear feet of gutter.
I like to get $75.00 to $100 per hour.
