Stamped or not stamped?

Not sure what this is.....either a stamped and stained or pre-made false slate mortared into place. They are grouted.....which I'm not sure helps. Maybe it's real slate.

Anyway.....I have about 20,000 sq ft of this type to clean. The customer wants it and another 20k-30k of regular concrete cleaned up on a monthly (so I'd be cleaning about 40k-50k annually).

It's an indoor water park and has your basic staining from food (pizza), coke and general traffic. I was thinking of a mild F18 cleaning but wasn't sure if it would affect the stain.

(Larry, if you're reading....this is the job we discussed)

Anyone done this type of

That's not stamped - it's an overlay system, probably troweled or sprayed.  IF it was done properly, it should be sealed and gentle cleaning won't bother it.  With that said, the majority of folks that have this type product installed do NOT comply with the ongoing maintenance and sealing.  If it's just general food spills and dirt, I would try a housewash first.

The pic was not from a dirty area.....I was down at the water park with my son Saturday on a guest pass and cropped him out of the pic. The dirty area is down at the entrance and around the tables. It's really kind of grungy. Since this is likely oils from people and pizza tracked in I was thinking a light F18 bath with a good 30 min dwell (no sun to dry it up) would break down the oils and then follow the surface cleaner and then DS some love to brighten it up some more.

I've just never had great results on oil based stains using just a house wash mix. In fact we did about 12,000 sq ft already (outside pool) and stopped spraying the house wash mix after the first 200 sq ft since you couldn't tell the difference between the area that had it and the area that just had the surface cleaner..

I was there today and it really looks like slate but It's probably just some type of manufactured concrete material. I meant to look for repeating patterns but was pressed for time and forgot. Wed I'm going to be doing a test area for acceptance I'll do an area with just the house wash, one with the F18 and another with something I've been asked to test for a local company. I'll post the pics....

You're not trying to break down "oil based" stains here.  If the sealer was put down properly, everything should simply rinse right off.  You need to be careful not to disturb what sealer is left unless you're going to upsell resealing the whole job - upfront, not after you compromise the finish.  It's dirt on TOP of a sealer - that is what you're charging to do.  If his sealer has FAILED and the grime has permeated the actual product that was unprotected - then come back here for more answers.

Just for the record - the odds of that being "real" are seriously slim.  I can see trowel marks.  And we have been know to grout between our concrete "stones".

Yep...yep....listen to the lady...she knows what she is talking about.  I have been doing concrete installs for a number of years.  Celeste is right about the sealant!
